Two pieces of Eastern Economic Corridor news matter for Pattaya property this year. First, the U-Tapao airport expansion is finally under way: the notice to proceed was issued on 3 April 2026, activating the 50-year concession, and the airport company waived the condition that tied construction to the high-speed rail timeline — so terminal work no longer waits on the trains.

Second, after the original three-airport high-speed rail agreement with the CP-led consortium ended, the government signalled support for a more affordable ~160 km/h medium-speed line linking Pattaya and U-Tapao that could be built and running within about four years.

Why it matters: real airport capacity plus a realistic rail plan is the connectivity story behind long-term property demand on Pattaya's east side — worth watching if you're weighing a purchase around Huay Yai, Bang Saray or East Pattaya.
