0.01% transfer fee extended to June 2027 — plus 100% mortgages, if you are Thai
The Royal Gazette published the extension on 1 July 2026: transfer and mortgage registration fees stay at 0.01% for homes up to ฿7 million until 30 June 2027. Thai individual buyers only — foreign buyers still budget the full 2%.
Following a Cabinet decision on 30 June 2026, the Ministry of Interior published the extension in the Royal Gazette on 1 July 2026. The transfer registration fee and the mortgage registration fee stay cut to 0.01% — down from 2% and 1% respectively — until 30 June 2027.
The conditions that decide whether it applies to you
- The sale price and the official appraised value must both be ฿7 million or less, and any mortgage registered must also be ฿7 million or less.
- It covers houses, semi-detached and terraced houses, commercial buildings, condominium units, and land sold together with those buildings.
- It applies to individual buyers of Thai nationality only.
What the numbers look like
On a ฿7 million home the transfer fee falls from ฿140,000 to ฿700 — a saving of ฿139,300. If you also register a ฿7 million mortgage, that fee falls from ฿70,000 to ฿700, saving another ฿69,300. For a Thai buyer at the top of the band, that is a little over ฿200,000 staying in your pocket.
And the borrowing side
Separately, the Bank of Thailand ran a public hearing from 7 May to 5 June 2026 on extending its 100% loan-to-value allowance — no large down payment required — through 30 June 2027, covering first homes, second homes and beyond, plus renovation add-ons of up to 10% of collateral value. Worth saying plainly: 100% LTV is permission to lend, not a promise to. If income, credit record or existing debt do not support the loan, the bank still says no.
If you are a foreign buyer
Budget the ordinary 2% transfer fee. And treat any agent who promises you the 0.01% rate as a warning sign about how carefully they read anything else. Before you sign, ask me for a line-by-line cost estimate for the specific unit — it is a short conversation that prevents an expensive surprise on transfer day.
